What is a Tourist Use License?
The Tourist Use License for Tourist Housing is a permit granted by the Generalitat Valenciana to owners or managers of homes, authorizing them to rent them out for tourist purposes. The objective of this license is to regulate and supervise the rental of homes to tourists, guaranteeing compliance with the requirements and regulations established by the local authorities of Torrevieja.
Tourist accommodation, also known as holiday homes, are properties that are rented to tourists or visitors for short periods of time. These properties can include apartments, houses, villas or other types of accommodation designed primarily to offer a temporary experience to tourists who wish to explore Torrevieja from a more authentic and flexible perspective than traditional hotels.
In the case of Torrеvieja, in order to offer a property as a Tourist Property, the owner or manager must obtain the corresponding Tourist Use License. This license generally requires that the property meet certain standards of safety, habitability and quality, which may vary depending on the specific regulations of each jurisdiction. Some aspects considered include maximum occupancy capacity, fire safety measures, and the availability of basic services such as hot water and electricity, among others.
The main objective of the Tourist Use License is to regulate the rental of housing for tourists market, in order to protect both visitors and owners. This license provides a guarantee of quality and safety for tourists, while establishing a legal framework for owners, thus avoiding possible abuses or undesirable situations.
It is important to note that the regulations and requirements for obtaining a Tourist Use License may vary depending on the geographic location and local legislation. Therefore, it is essential that owners or managers of Tourist Housing consult with the relevant authorities and ensure that they comply with all legal requirements before offering a property for tourist rental.
The promotion of summer homes on tourism websites is expanding the rental market in towns traditionally used for vacations, such as Torrevieja. It's clear that if you're looking to make a profit on a property on the coast, renting it out through word of mouth or advertisements in local establishments is not the best option.
According to Tourist Housing Decree 10/2021, a tourist housing license is required for any property offered on channels or websites dedicated to tourist accommodation. This means that if you are promoting your property on platforms such as Airbnb, Booking, HomeAway, or Expedia, be careful! You will need to obtain a tourist use license.
The high economic profitability obtained from renting a tourist home is leading many owners of summer homes in Torrevieja to legalize their properties as Tourist Homes.
