Real Estate and Land Measurement

The measurement of real estate and land consists of the collection of data that helps to value said property or land within the real estate market. These measures are especially necessary when a property or land is going to be put up for sale or in situations of inheritance and division of assets, since a real estate valuation must be carried out.

Making such measurements is not an easy job. However, at the ALONE Architecture and Engineering Studio we offer our clients a service for measuring unique property data, carrying out a commercial valuation through our qualified professionals for this task, with the ultimate objective of knowing the value market prior to any real estate transaction.

Within the measurement we distinguish the useful surface of a house from the built surface. The usable area of ​​a home is any surface that is inside the home or land and that can be walked on, including closets and storage rooms.

This measure excludes partitions and pillars that subtract surface, as they are not directly occupied. The measurement of the useful surface helps to know the available space of a house to live and inhabit, an architect or technical architect being essential since the deeds of the house are not enough.

On the other hand we have the built surface. This also includes the square meters within the perimeter of the house, together with the walls, partitions, galleries, ventilation and insulation ducts, and all those installations inside the house even if they cannot be directly occupied.

Note that the measurement of terraces and patios not covered and not delimited by walls on all four sides will be carried out differently. In an appraisal, these measurements must always be done separately, differentiating the surface of the house and that of the terrace or outdoor patio. Obviously, storage rooms and garages outside the house are valued in the same way, as they are not included in the surface of the house.

For your information, the measurements of the homes and land, together with certain unique data of the property, is part of the Cadastre information. This information is public for any registered dwelling and can be consulted through the internet to know the surface of the property for free.
